We will try to help prevent that situation, and our approach to preventing bad debts is firm but fair. We can only keep giving you the best services if we receive all the rent we are owed.
We will always work with you to stop your rent account going into arrears. But it is your responsibility to ensure all the relevant information is supplied if you are receiving benefits.

Avoiding Legal Action
If you go into debt and we can’t come to a suitable arrangement, we will take decisive action. This could mean legal action to evict you and your family from your home.
If you fall behind with your rent there are five stages you could go through. They’re all designed to help you, but in the end you could lose your home if you don’t pay your rent.
If you have missed a week’s rent: we will send you a reminder letter. This is the right moment to get in touch with us.
After three weeks of non-payment: if you have not responded to us, you will receive a warning letter. Please do not ignore this letter.
After four weeks of non-payment: we will invite you to attend an interview and serve you with a Notice Seeking Possession, which tells you that we intend to go to court to remove you from the property. You now have 28 days to pay us, or agree a repayment plan.
28 days later: we will then apply to the County Court for a judgement.
If you fail to keep to the terms of a County Court Judgement: we will ask the court to issue a warrant for possession leading to eviction.

Housing Benefit
We can work out if you’re entitled to housing benefit and give you a form to fill in and take to Burnley Borough Council. If you qualify for housing benefit you still must pay the rent while the housing benefit department of the council processes your claim.
